This project is located in Melbourne Australian, near the Frankston Foreshore and Frankston CBD, The dwelling area is about 427.7 msq, the site area is about 863.8msq. The villa was designed in the style of a modern beach house with an emphasis on comfort and convenience, a 7-star energy-rated home that exemplifies modern design and environmental consciousness.

The main house is made up of four bedrooms, two bathrooms, a large open-plan kitchen and dining and living area. the outdoor spaces include a large garden area.
When we get the house plan and energy report from Builder, Our ROPO engineer team analyze all information and advise the builder: thermally broken aluminum double glazed windows, aluminium sliding doors, aluminum fixed windows, aluminum awing windows, aluminum hinge doors and glass rails for balcony.

The glass is Low E glass and the locking system is Doric Australia.

Energy Efficiency Certifications
With Australian standards and Window Energy Rating Scheme (WERS), this house's double glazed windows and doors integrated glazing units are double, Low-E, argon gas glazing systems for superior thermal and sound insulation.

We use high quality thermal break aluminum profiles. Finest extruded aluminum profiles with a thickness of 1.6 mm-3.00 mm to provide excellent durability and strength. With a polyamide bar (Polyamide 66, or Nylon 66) PA66 is applied in the middle of aluminum profiles to break or insulate the heat and cold.

Aluminum Awning Windows: This house has many aluminum awning windows, we use Doric Australia chain wider and stainless steel 304 friction hinge, thermally broken aluminum frame with double low e glass.

Frame Materials
High-Quality Profile Structure
This project uses premium thermally broken aluminum profiles. The window frames have a thickness of 1.40 mm, and the door frames are 3.00 mm thick, ensuring excellent strength and long-lasting durability for high-performance buildings.

High-Performance Insulating Material
A polyamide thermal break (PA66) is inserted between the aluminum sections to effectively block heat and cold transfer. We use high-quality thermal strips from the world-renowned brand Technoform Bautec™ to ensure stable and reliable insulation.

Significant Energy Efficiency Improvement
With the thermal break technology, the U-factor of the aluminum frames is reduced from approximately 2.0 to 1.0 Btu/hr·ft²·°F, significantly lowering heat loss and enhancing energy efficiency—especially beneficial in hot climate regions.

We use powder coating black themally broken aluminum frame for this project, the powder is from German Interpon, 10 years warranty.
